Developers
Bridge loans and capital.
We connect you with the right bank, fund or institution for your project, based on its size, stage and your track record.
GP does not lend or raise funds: we connect developers with financial institutions.
Financing a development shouldn’t take months
Knocking on doors, building a different package for every institution and waiting on slow answers. Each source of capital looks for a different kind of project and developer. GP screens your project and introduces you only where it makes sense.
What we finance

Project capital
Co-investment from funds, family offices or private equity.
Tailored structures
For mixed-use, hospitality, commercial and industrial projects.
The right institution for each project
- 01
Private funds and non-bank lenders (SOFOMes)
First projects, smaller amounts, or when you need speed.
- 02
Commercial banks
Developers with delivered projects and advanced presales.
- 03
Institutional funds, private equity, FIBRAs and development banks
Larger-scale projects.
Presales + financing
Institutions usually require presale progress before releasing a bridge loan. GP helps on both fronts: we connect you with financing and market your presales to domestic and international buyers.

FAQ
- Does GP lend the money?
- No. GP does not lend or raise funds from the public. Each institution decides whether to approve financing and on what terms.
- How much does it cost?
- The evaluation is free. If financing closes, a success fee applies, agreed in writing before any introduction.
- What documents do I need?
- Typically: title deeds, zoning and permits, architectural plans, construction budget, financial model and developer track record. We tell you what each institution asks for.
- Do you work with first-time developers?
- Yes. There are sources of capital for first projects, though they usually require more own equity or collateral.
- In which countries?
- For now, Mexico. Other markets are considered case by case.
- Is my information confidential?
- Yes. We only share your project with institutions after agreeing it with you.
